The business's primary goal is property enquiry, but the mobile hero presents a "Control Panel" control and "Explore homes" button while the private-search/advisory route is not visibly offered alongside the primary action. "Control Panel" is not a natural customer-facing real-estate conversion label.
The hero uses a dark overlay and dark gray text over an already dark dusk photograph. On both screenshots, the supporting proposition is hard to read; on mobile, the H1 "Marbella, chosen well." is especially close to invisible in the lower half of the image.
On mobile, the large "MARBELLA FOR SALE" wordmark occupies the upper hero, then a second large statement appears much lower. The hierarchy makes the brand dominant twice while the key value proposition is both delayed and under-contrasted.
The homepage claims an independent, founder-led property advisory position but provides little visible substantiation in the reviewed material. Premium real-estate enquiry conversion depends on confidence in the advisor as much as confidence in the inventory.
The desktop navigation is visually delicate to the point of reduced scanability, while small utility labels are used extensively. This aesthetic reads refined in isolation but loses usability for a high-consideration, international real-estate audience.
No Content-Security-Policy response header was detected, reducing browser-side protection against unintended script/content execution.
5% of detected links/buttons are smaller than the 44×44 px touch target used by the benchmark.
The page uses several different action treatments: text navigation, underlined header contact, white boxed panel action, pale filled hero CTA, outlined private-search CTA, and icon-only saved action. Variation can be intentional, but here it makes it harder to distinguish primary customer actions from utilities.
